Why Would a Carrier Non-Renew My Policy?

    Wildfire scoring changed

    Carriers re-score parcels as their models update. A home that qualified at the last renewal can fall outside the appetite at this one without anything changing on the property.

    Roof, panel, or plumbing age

    Most carriers set an age limit on roofs and will ask about the electrical panel and supply lines. Crossing that threshold can trigger a non-renewal on an otherwise clean policy.

    Claims in the recent past

    Two or more claims in a short span, especially water claims, will move a policy out of appetite even when each claim was small.

    The carrier pulled back

    Sometimes the carrier reduced how much it writes in a region and non-renewed a block of policies. Your file was fine; the book of business changed.

What Should I Do When I Get a Non-Renewal Notice?

Read the date first. California non-renewal notices are sent in advance of the renewal date, and everything you do next fits inside that window.

Do not let the policy lapse while you shop. A gap in coverage makes the next application harder and, if you have a mortgage, can trigger force-placed insurance from the lender at a cost you do not control.

Gather the documents that change the answer: the notice itself, your current declarations page, the roof replacement date, panel upgrades, repipe work, and any wildfire mitigation you have done. These are the items that move an application from declined to quoted.

Then have an independent agency shop it. A single carrier's decision is one carrier's appetite. We check the admitted market for your address, and if it comes up empty we quote the California FAIR Plan with a companion policy so you are not left with fire-only coverage.

Will My Premium Change if I Have to Switch Carriers?

    No. A cancellation ends a policy mid-term. A non-renewal ends it at the renewal date, so your coverage continues until then. That difference is why the notice arrives in advance rather than the day coverage stops.

    Does a non-renewal hurt my chances with other carriers?
