Terrain, housing age, construction type, and how a property is used all change the questions an underwriter asks — sometimes street by street.
Hillside and canyon exposure
Parcels near open space and slope are scored differently than flat interior lots. Documented mitigation — roof class, ember-resistant vents, cleared defensible space — is what changes the conversation.
Older housing stock and HOA condos
