Questions

Questions we hear a lot.

What is the difference between a non-renewal and a cancellation?+
A non-renewal ends the policy at its renewal date. A cancellation ends it mid-term and is the more urgent of the two. Check which word the notice uses before you plan anything.
How long do I have to find new coverage?+
Until the date printed on the notice. California requires advance notice so you have a window to shop, so start from that date and work backwards rather than reacting to when the envelope arrived.
Can an independent agency place a home other carriers declined?+
Sometimes. We represent several California-admitted carriers, and appetites differ by parcel, roof age, and documented mitigation. When none of them offer terms, the FAIR Plan with a companion policy is the fallback.
Does documented wildfire mitigation matter?+
Yes, and it is the piece most homeowners already have and never send in. Roof invoices, vent upgrades, clearance photos, and inspection reports all belong in the application. Carriers cannot credit work they have no record of.
Should I cancel my old policy once I have a new quote?+
Not until the new policy is bound and confirmed. Even a short gap complicates the next application and can trigger lender-placed coverage on a mortgaged home.
