What does a homeowners policy cover?
A standard California homeowners policy has six parts. Here is what each one pays for, and where the limits usually bite.
Dwelling (Coverage A)
Rebuilds the house itself after a covered loss. The limit should reflect what it costs to rebuild here — not what you paid or what it would sell for.
Other structures (Coverage B)
Detached garage, fence, pool house, block wall. Usually a percentage of Coverage A, which is often too small on properties with a lot of hardscape.
Personal property (Coverage C)
Furniture, clothing, electronics. Jewelry, firearms, and cameras have sub-limits that surprise people at claim time — we can schedule those items separately.
Loss of use (Coverage D)
Pays for a rental and extra living costs while the house is uninhabitable after a covered loss. In a total rebuild this coverage runs for a long time.
Personal liability (Coverage E)
Defends and pays if someone is injured on your property or you damage someone else's. This is the limit an umbrella policy sits on top of.
What it does not pay for
Flood, earth movement, and gradual leaks are excluded on nearly every policy. Water backup, ordinance and law, and roof settlement are common gaps we walk through line by line.
What else can be written alongside a home policy?
Some of the losses people assume are covered sit outside the homeowners form and need their own policy.
Earthquake
Earthquake damage is excluded from a standard homeowners policy. Coverage is written separately, including through the California Earthquake Authority, and it carries its own deductible that applies before the policy pays.
Flood
Flood is also excluded from a homeowners policy and is written as its own contract. We tell you whether your parcel sits in a mapped flood area and what a separate policy would cover.
High-value homes
Larger homes and homes with custom finishes often need a policy form built for them, with higher limits and coverage for the items a standard form sub-limits.
Mobile homes
Manufactured and mobile homes are written on their own form. We place them with California-admitted carriers and explain how the structure and contents limits work.
Vacation & secondary homes
A home you do not live in year-round is rated differently than your primary residence, and the policy form changes with how often it sits empty.
Cabins
A cabin is written on its own policy, with the access road, the brush around it, and the months it stays vacant all part of what a carrier looks at.
How does getting a homeowners quote work?
Four steps, and you can stop at any of them. Nothing binds until you say so in writing.

Step 1: Tell us about the house
Year built, square footage, roof age, and any updates to the electrical, plumbing, or panel. If you have a current declarations page, send it — it answers most of this.
Step 2: We check which carriers can write it
Wildfire scoring, roof age, and prior claims decide who will offer terms. We tell you which California-admitted carriers are available for your address.
Step 3: We put the options side by side
Limits, deductibles, and exclusions in one comparison, in plain language. We flag the coverages the quote leaves out.
Step 4: You pick, we bind
We submit the application, confirm the effective date with your lender if there is one, and send you the documents.
How are homeowners premiums set in California?
What we can do is show you the quote and the exclusions page side by side, in writing, before you decide.
Carriers price from rates they file with the California Department of Insurance. The premium for your address comes out of that filing — the agency does not set it and does not mark it up.
What moves your number: the rebuild cost of the dwelling, the roof's age and material, the wildfire score for your parcel, distance to a fire station, claims in the last several years, the deductible you choose, and any endorsements you add.
What you can change: deductible, optional endorsements, and sometimes the wildfire score, by documenting mitigation work like ember-resistant vents or clearance around the structure.
