Business coverage written from what you actually do.
A small business policy covers claims from customers and the public, the property you own or lease, and the interruption after a covered loss. The right form depends on what you do, not on your industry code. We ask about the work first, then quote California-admitted carriers.

What does business insurance include?
Five pieces. Most small operations need the first three, and your lease or your client contract usually decides the rest.
General liability
Third-party injury and property damage from your operations or premises. This is the coverage your landlord and your commercial clients ask you to prove.
Business personal property
Equipment, inventory, and tenant improvements at your location. Leased space usually means you insure the improvements even though you do not own the building.
Business interruption
Replaces income and pays continuing expenses while you cannot operate after a covered loss. The limit should reflect how long a rebuild in this area actually takes.
Hired and non-owned auto
Responds when employees drive their own vehicles for work. Personal auto policies exclude business use, and this is a common uncovered exposure.
Certificates and additional insureds
We issue certificates and add landlords or clients as additional insureds when a contract requires it, usually the same business day.
What goes into a small business program?
Most businesses need a few policies that work together rather than one policy that tries to do everything.
General liability
Pays for bodily injury and property damage you are legally responsible for, and defends you when a claim is filed against the business.
Business owner's policy
Bundles general liability with property coverage on one policy, which is how most small businesses buy both.
Building & contents
Covers the structure you own or improve and the equipment, stock, and furnishings inside it after a covered loss.
Bonds
Surety and license bonds are a promise made to a third party, not insurance for you. We place the bond forms your license or contract requires.
Cyber protection
Responds to a breach of your systems or customer data, including notification costs and the expense of getting back to work.
Restaurants
Kitchens bring their own exposures — cooking equipment, liquor liability, spoilage — and the policy is built around them.
Retail centers
Coverage for the building, the common areas, and the liability that comes with the public walking through them.
Self-storage facilities
Written for the structure, the site, and the liability tied to tenants storing property you do not control.
Manufacturing & industrial
Covers the building, the equipment, the stock in process, and the products liability that follows what you make.
Churches & non-profits
Property, liability, and coverage for volunteers and board members, written for organizations that are not run like a business.
HOA & condominium complexes
The association's master policy for the buildings and common areas, plus liability for the board's decisions.
Apartments (habitational)
Coverage for the buildings, the grounds, and the liability that comes with housing tenants.
Non-renewed, or having trouble finding coverage?
Send us the notice or tell us what's been declined. We read it with you, check the California-admitted carriers we represent for your address, and explain the FAIR Plan with a companion policy where that's the route — and what each does and does not cover.

Not sure this is the one? Start with what happened.
You are opening a business and need your first policies in place.
You hired your first employee in California and need workers' comp.
Your renewal arrived and you want someone to look at it properly.
Your renewal arrived with a higher premium and no explanation of what changed.
A notice says your policy ends at the renewal date and the carrier will not continue it.
You are moving to California and your policies need to move with you.
Why people move their policies here.
What it's like to have one agency for everything.
You'll know what's excluded before you sign
We go through what the policy does not pay for — water backup, roof settlement, ordinance and law, wildfire smoke limits — while you can still change it. Surprises belong before the claim, not after.
The same two people know your whole file
Home, auto, business — it's all with the same office, and the same two people remember your last call. You never start over with someone new or re-explain your house at renewal.
Choices, explained side by side
We're an independent agency. We put several California-admitted carriers next to each other and show you the differences in writing, so the decision is yours to make.
Straight answers, in their words.
“PLACEHOLDER_ verbatim Kevin Cox review pending. Quote as written, including the typo; trim with an ellipsis if needed.”
“PLACEHOLDER_ verbatim Joni Mckamey review pending (names Tony).”
“One call, every policy in the house, and the same person every time.”
The things we can say plainly.
