What does an HO-6 condo policy cover?

Four coverages, and the right limits depend entirely on how your association's master policy is written.

Interior building property (Coverage A)

Cabinets, flooring, fixtures, and finishes inside your walls. If the master policy is bare-walls, this limit has to carry the whole interior rebuild.

Personal property

Everything you would take with you. Sub-limits apply to jewelry and electronics, and we can schedule high-value items.

Loss assessment

Pays your share when the association assesses owners after a covered loss or a liability claim on common area. The default limit is often too small for a large assessment.

Liability and water damage to neighbors

Covers injuries in your unit and, in most policies, damage you cause to units below you. Water damage between stacked units is the claim we see most in condos.

Doesn't the HOA master policy already cover my unit?+
Only partly. Most master policies stop at the studs or at the original finishes, which leaves your flooring, cabinets, and upgrades to you. Send us the master policy declarations and we will tell you exactly where it stops.
How much loss assessment coverage should I carry?+
Enough to absorb a realistic assessment after a common-area loss, which is usually well above the default limit built into the policy. It is an inexpensive limit to raise, and we quote it both ways.
What if water from my unit damages the one below?+
That is a liability claim against you, and the HO-6 liability coverage responds if the damage was sudden and accidental. Slow leaks you knew about are excluded, which is why we point out the difference before you buy.
