What it covers

What does a landlord policy cover?

The structure you own, your liability as the owner, and the rental income the property stops producing after a covered loss.

The building

The structure, the systems in it, and what you installed — cabinets, flooring, appliances you own. A tenant's own belongings are theirs to insure.

Your liability as owner

If someone is hurt on the property and holds you responsible, the policy defends you and pays what you are legally obligated to pay, up to your limit.

Loss of rent

When a covered loss makes the unit unlivable, this pays the rent you would have collected while it is being repaired, for the period the policy states.

Why the form matters

Most rentals are written on a DP-3 form, which covers the building against a broad list of causes. Older or narrower forms cover far less. We tell you which one you are being quoted.

What is excluded

Earthquake, flood, and ordinary wear are excluded, same as on a homeowners policy. Earthquake and flood can be written separately.

Requiring tenant coverage

Asking tenants to carry renters insurance is standard, and it keeps their belongings and their liability off your policy. We can show you the language.

Can I keep my homeowners policy after I rent the house out?+
No. A homeowners policy assumes you live there, and a carrier can deny a claim once the property is a rental. Tell us when the tenancy starts and we move it to the right form.
Does my policy cover the tenant's furniture?+
No. Their belongings and their liability are covered by their own renters policy. Yours covers the building, your liability as the owner, and your lost rent.
What if the unit sits empty between tenants?+
Most policies limit coverage once a property is vacant past a stated number of days. Call us before a long vacancy and we will tell you what your form says and what can be added.
