What Does a FAIR Plan Policy Not Cover?

Personal liability
If a visitor is injured at your home, a fire-focused FAIR Plan policy is not the coverage that responds. That comes from the companion policy.

Theft
Burglary losses are outside the FAIR Plan's covered perils. This surprises people who assume any home policy includes it.

Water damage
Sudden plumbing failures and appliance leaks, one of the most common homeowners claims, are not part of the FAIR Plan's peril list.

Loss of use, in most cases
Coverage for living somewhere else during a rebuild is limited or absent depending on the form. Check the quote rather than assuming.
Should I Accept the FAIR Plan Quote?
Only after someone has checked the admitted market for your address and priced the companion policy that goes with it.
Send us the FAIR Plan quote and your last declarations page. We will read the covered perils and the dwelling limit against what you were carrying before, so you can see the difference in writing rather than in the premium alone.
Then we test the admitted market. If a California-admitted carrier will write the home, a standard policy is generally the broader coverage. If none will, the FAIR Plan plus companion structure is a legitimate answer, and we quote both halves so there is no gap between them.
A FAIR Plan policy alone leaves your liability uncovered. Never let the companion policy be treated as optional paperwork.
