What Is Actually Different Here?

    Wildfire scoring

    Parcels are scored by slope, distance to open space, roof class, and vents. Two houses on the same street can score differently.

    Earthquake is separate

    A homeowners policy excludes earthquake. Coverage is bought separately, often through the California Earthquake Authority, and works differently from other coverage.

    The FAIR Plan exists

    When no admitted carrier will write a home, the California FAIR Plan plus a companion policy is the fallback route. It covers less than a homeowners form.

    Auto has to be rewritten

    Your auto policy is written for the state you lived in. Registration and residency here mean a California policy.

How Do I Set Up Coverage Before I Arrive?

Start with the new address, and start before your closing or lease date.

Send us the address, the move date, and your current declarations pages for home and auto. The declarations tell us what you carry today, so what we quote is a real comparison rather than a different policy at a different price.

We quote California-admitted carriers at the new address, walk you through what the homeowners form excludes here, and price earthquake separately if you want to see it. If the address does not place in the admitted market, we show you the FAIR Plan route and what the companion policy adds back.

Keep your old policies in force until the new ones are bound. A gap between states is still a gap, and it follows you into the next application.

How premiums work

Why the Number Looks Different Here

Rebuild costs, labor, and materials in California are their own market, and the dwelling amount is based on rebuilding your specific house, not on what you paid for it.

The parcel matters. Slope, proximity to open space, roof class, and documented mitigation all feed the wildfire score that carriers rate on.

On auto, where you park the car, your commute, and your coverage limits do most of the work. Your driving history transfers with you.

No. Policies are written for the state you live in. Both home and auto get rewritten here, and we set the new ones up to start the day the old ones end.

Do I need earthquake coverage?

It is your call, and it is not included in a homeowners policy. We can quote it separately so you see what it covers and how its deductible works before deciding.

How early should I call?

As soon as you have an address and a date. If the home is in a wildfire-scored area, having time to gather mitigation documentation changes what we can place.
