Why Does Escrow Need This Now?

    Your loan documents state a dwelling amount and name the lender on the policy. We match that language exactly rather than guessing at it.

    The escrow timeline

    Proof has to be in escrow's hands before funding, not on the day of. Give us the closing date and we work backwards from it.

How Do I Get a Binder Before Closing?

Call us as soon as your offer is accepted, not the week you close.

We need the address, the closing date, the escrow officer's email, the loan amount, and the inspection report if you have it. From there we quote the admitted carriers that write your address and send you the options with the exclusions listed next to the price.

Once you pick one, the binder goes to escrow and the lender directly. If the home is in a wildfire-scored area and the admitted market declines it, we quote the California FAIR Plan with a companion policy so closing still happens on schedule.

Do not wait for the appraisal to come back before starting insurance. A hard-to-place home is the most common reason a closing date slips.

What Sets the Premium on a Home You Are Buying

The dwelling amount is what it costs to rebuild the house, not what you are paying for it. Those two numbers are rarely the same, and the rebuild figure is the one the policy is priced on.

Roof age and material, the electrical panel, the plumbing, and whether the home has been repiped all move the number. So does the wildfire score at the parcel, and whether documented mitigation exists.

Your deductible choice, the liability limit, and whether you place auto with the same carrier are the levers you control. We show you each one before you decide.

Does the dwelling amount have to match my purchase price?

No. The dwelling amount is the cost to rebuild the structure. Lot value is part of your purchase price and is not rebuilt after a loss, so the two figures usually differ.

What if no admitted carrier will write the house?
