What does renters insurance actually pay for?

Four things, and the liability piece is the one most tenants underestimate.

Your personal property

Furniture, clothing, electronics, and bikes, on or off the premises. Choose replacement cost rather than actual cash value so a five-year-old laptop is replaced, not depreciated.

Personal liability

Defends and pays if a guest is injured in your unit or you damage the building. This is also the limit your landlord's lease usually specifies.

Loss of use

Pays for a hotel and extra costs while the unit is being repaired after a covered loss.

What it does not cover

Flood and earth movement are excluded. Roommates are not covered unless they are on the policy. High-value jewelry and instruments need to be scheduled.
